How the amortization calculator works

An amortization schedule breaks down each monthly payment into its principal and interest components, showing how the loan balance decreases over time.

M = P × [ r(1+r)n ] / [ (1+r)n − 1 ]
  • M — fixed monthly payment
  • P — loan principal
  • r — monthly interest rate (annual ÷ 12)
  • n — total number of payments (years × 12)

Example: a $200,000 loan at 6% over 30 years has a monthly payment of $1,199. Early payments are mostly interest; later payments are mostly principal.

Use it to: understand how each payment is allocated, plan extra principal payments, or see when you'll reach a certain equity level.
